A true home with a fully stocked kitchen, quality linens, and intentional details throughout. See dolphins from the balcony, hunt for shark teeth (our record is almost 900 in a week!) and see turtles hatch! It is a magical place. 🛏️ Comfortable for up to 6 guests — primary bedroom with king bed, en-suite bath, and ocean views; second bedroom with twin bunk beds and a queen bed. Fresh linens and towels provided. 🌊 Oceanfront living & balcony — open-concept space leading to a private, top-floor balcony with unobstructed Atlantic views. Enjoy sunrise coffee, morning skies, and occasional dolphin sightings 🚶 Access details — third-floor unit via stairs (no elevator). The climb is rewarded with some of the best views in the building 🏖️ Beach & amenities — under a 2-minute walk to the beach via boardwalk; wide, uncrowded shoreline. 🚶 The stairs — Aurora is on the third floor with no elevator. The stairwell is clean, well-lit, and maintained. We recommend packing lighter, making a couple trips, and wearing comfortable shoes on arrival. 🐾 No pets allowed — Aurora is a pet-free property per HOA policy. We are proud owners of two Great Danes ourselves and completely understand, but no exceptions can be made. 🚗 Parking — Two Topsail Dunes parking passes are included and cover up to two vehicles in the complex lot. Public beach accesses require paid parking year-round. Additional vehicles must use public parking. Please display passes to avoid citations or towing 🌡️The property is managed remotely via Ecobee smart thermostat. Renter may adjust the temperature within the permitted range. Renter shall not attempt to override, disable, or tamper with the climate control system at any time. The coastal environment requires continuous climate control to prevent moisture damage. An air purifier is located in the living room and is remotely monitored and controlled by the Owners. Please do not unplug the air purifier or adjust its settings at any time during your stay. 🔇 Noise awareness — Quiet hours are 9pm–9am—thank you for helping keep the building peaceful 📶 WiFi, Cable & cell service — High-speed WiFi and cable throughout the unit. Wifi/Cable and Cell service can be inconsistent on the island, especially in peak summer. Consider bringing a hot spot if stable internet is required. WiFi/Cable outages do not warrant refunds. 🚿 Water pressure — During peak times (mornings/evenings), brief drops in pressure can occur island-wide. Mid-morning or mid-afternoon showers tend to avoid this 🏖️ Beach nourishment — Periodic projects (typically Nov–Apr) help maintain the shoreline and may involve equipment on the beach. Summer stays are rarely affected, and we’ll notify you if work is scheduled during your stay 🐢 Sea turtle season (May–Sept) — Nest markers may be present. Please avoid lights near the shoreline at night and do not disturb nests or hatchlings. If you see a turtle in distress, contact the Karen Beasley Sea Turtle Rescue 🏊 Pool availability — Community pool is open seasonally per the HOA. Hours and availability are set by the HOA and may change. Pool closures do not qualify for refunds. 🚭 No smoking — Smoking and vaping are not permitted indoors, on the balcony, or in common areas. Violations may result in immediate termination and cleaning fees ($200–$500+) ⏰ Check-in / checkout — Check-in at 3pm, checkout at 10am. Early or late requests must be approved in advance; unauthorized changes may incur fees 👤 Minimum age — Primary booking guest must be at least 25 years old (ID verification required to finalize booking) 👥 Maximum occupancy: 6 — Strictly enforced per HOA policy. No additional guests or gatherings beyond the reservation (All guests and ages must be listed, rental agreement signed) 🤝 Respect the community — Topsail Dunes includes both residents and guests. Please be mindful of noise, especially in the evenings and in common areas 🌩️ Weather & hurricanes — Tropical weather is possible June–November. Mandatory evacuations require immediate departure. Travel insurance is strongly recommended. 🛡️ Travel insurance — Highly recommended for all stays, especially peak season. Third-party coverage offered at checkout A refundable $400 security deposit is required for all bookings. Refunded if no claim is filed. May be applied toward documented damages, missing parking passes ($100.00 per pass), missing pool wristbands ($50.00 per wristband), or other violations of the House Rules.

The Topsail Dunes neighborhood is unlike anywhere else on the North Carolina coast. North Topsail Beach is quieter, less commercial, and more fiercely protected than the beaches most people know. No souvenir strips. No high-rise resorts. Just twelve miles of unspoiled Atlantic shoreline, loggerhead sea turtle nesting grounds, and the kind of unhurried pace that reminds you what vacation is actually supposed to feel like.
Guest Access
Aurora is entirely yours for the duration of your stay. You have full private access to the complete unit including both bedrooms, both bathrooms, the fully equipped kitchen, the open-concept living and dining area, and the private top-floor oceanfront balcony. Every room in this home has been thoughtfully prepared for your arrival. Beach Access Direct beach access is steps from your front door via the Topsail Dunes community boardwalk. You are on the sand of North Topsail Beach in under two minutes. This is one of the most convenient and direct beach access points in the entire Topsail Dunes community and one of the things our guests consistently love most about this specific unit's location. Community Pool Guests at Aurora have full access to the Topsail Dunes community pool. Six pool wrist bands are on the entry table. The pool is open seasonally as designated by the HOA. Pool hours are posted at the pool entrance. Wristbands must be worn for access and may not be shared with guests outside your party. Wristbands must be returned at the end of your stay. There is a $50 replacement fee per missing wristband. Parking Two complimentary parking spaces are included with your stay. Your parking passes are on the entry table alongside your pool passes. Both passes must be displayed on your dashboard at all times while parked in the Topsail Dunes lot. Both passes must be returned at checkout. There is a $100 fee for each missing pass. Outdoor Shower The Topsail Dunes outdoor shower is located at the base of the building and is available to all guests. Please rinse off after the beach before heading upstairs. Your floors and your fellow guests will appreciate it. A Note on Access Our building in Topsail Dunes does not have an elevator. The third floor is accessed via a well-lit and well-maintained stairwell. We ask that guests review this before booking and plan accordingly when packing and arriving. The views and the direct ocean access at the top make every step absolutely worth it. Check-in is fully self-directed via smart lock. Your unique personal door code will be sent prior to your arrival date. Your code expires automatically at 10am on your checkout day.

GETTING AROUND A car is essential at Aurora. Topsail Island has no public transportation and you will want a car for grocery runs, restaurant evenings, and day trips. Once you are settled you will find you barely need it during the day as the beach is under two minutes on foot via the Topsail Dunes boardwalk. 🛒 Groceries Food Lion — Sneads Ferry, 8 minutes over the northern bridge. Your closest and most convenient option for a full grocery run. 🍽️ Restaurants and Shopping North Topsail Beach — Several casual dining options within a short drive including Seaview Restaurant and Pier right up the road and Splash. Surf City — 10 minutes south. The best concentration of restaurants, shops, ice cream, and island activities on Topsail Island. Topsail Beach — 20 minutes south at the southern end of the island. A charming small town with a handful of local restaurants and a laid back island vibe worth the short drive. 🏥 Medical and Full Retail Jacksonville — 30 minutes northwest. Major grocery chains, Target, full retail, and medical facilities including urgent care and a hospital. 🌆 Day Trips Wilmington — 1 hour south. A beautiful historic city with great restaurants, shopping, the Riverwalk, and plenty to explore for a full day away from the beach.
